Roof Replacement in Jacksonville

Roof replacement in Jacksonville for shingle, metal and tile roofs, with the permit, inspections and a line-by-line estimate handled.

Roofers working across a stripped roof

Roof replacement in Jacksonville usually starts with a roof that has been patched more than once. Maybe the leak over the back bedroom came back after the last nor’easter, or an insurer’s renewal letter is asking how old the roof is. Either way, you want to know what a new roof involves, what it will cost and how long your house will be a work site, before you commit to anything.

What tells us a roof is done

We start every replacement conversation with an inspection, because plenty of roofs that look tired from the street still have years left. The signs that point toward replacement are the ones that affect the whole roof rather than one spot:

  • Shingles that crack when lifted, or have lost most of their granules across a full slope
  • Decking that flexes or feels spongy, which means water has been getting under the surface for a while
  • Repeated leaks in different places, each one patched and a new one appearing
  • On metal roofs, rust at the fasteners and seams that has moved past surface staining
  • On tile roofs, underlayment that has broken down even though the tiles themselves are intact

You get dated photos of everything we find, with a short note on what each one means. If the roof has another few years in it with a targeted repair, we’ll put that option in front of you first.

Picking a material for this climate

Jacksonville homes take heavy summer rain, long humid stretches, tropical storms in the fall and nor’easters that can push wind and spray along the coast and up the river for days. Closer to the ocean, salt air adds corrosion to the list. That mix shapes what we recommend.

Architectural shingles cover most of the homes we see in the city and in Orange Park. They cost less to install, they’re quick to repair after a storm, and current wind-rated products hold well when they’re nailed and sealed to the manufacturer’s instructions.

Standing seam metal sheds rain fast and handles wind well when the panels and clips are attached correctly. Near the beaches, the choice of metal and fasteners matters, because salt spray finds any weak coating. It costs more up front and suits owners who plan to stay.

Tile shows up on Mediterranean-style homes and in some planned communities. The tile can outlast the people who installed it, but the underlayment beneath it wears out, so many tile replacements are a lift and relay rather than all-new tile.

We walk you through how each one fits your house, your budget and how long you expect to own it. You decide.

Your estimate, line by line

Every estimate we write breaks the job into separate lines, so you can hold it next to another roofer’s quote and see where the numbers differ:

  • Removing and disposing of the existing roof, by layer
  • Replacing damaged decking, at a set price per sheet, only where needed
  • Underlayment and the sealed roof deck or secondary water barrier
  • The new roof covering, with the product and line named
  • Drip edge, flashing, vents and pipe boots
  • The building permit and the required inspections
  • Daily cleanup and a final magnetic sweep

The biggest factors in the total are the roof’s size and pitch, the material, how many layers come off, how much decking turns out to be rotted, and how many penetrations, valleys and walls need flashing. We price your house, not an average.

Permits and code

Florida law makes it unlawful to alter or repair a building without first getting a permit from the local enforcing agency. For a roof replacement, that means a permit before work starts and inspections during and after. The City of Jacksonville requires permits to be submitted online, while Orange Park and Jacksonville Beach each have their own building departments. We file with the right office for your address and keep copies of everything for you.

There’s also a rule about partial work. If a roof was built to the 2007 Florida Building Code or later, only the portion being repaired or replaced needs to meet the current code. Older roofs can be held to the 25 percent rule, where replacing a quarter or more of the roof means bringing the whole thing up to code. We check which applies before we price a partial job.

Replacement day

Most shingle replacements on a single-family home take one to three working days once materials are on site. The crew covers plants and pool screens, sets up the dumpster and works one section at a time. Each section is stripped, the deck is checked and repaired, and underlayment goes down the same day. Then the new roof goes on, flashing is set at every wall and penetration, and the final inspection is booked.

At the end you get photos of the finished roof, a copy of the permit and the inspection results. Keep them with your house papers. They help with insurance and with selling the home later.

We replace roofs across Jacksonville, Orange Park and Jacksonville Beach. If you’re still deciding who to hire, our guide on choosing a roofer in Jacksonville covers the questions worth asking.

Where we work

Questions homeowners ask

How do I know it's time for a replacement and not another repair?

When leaks keep showing up in new places, when the shingles are brittle or bare across whole slopes, or when the decking feels soft underfoot, repairs stop paying for themselves. We show you photos of each of those signs if we find them, and tell you plainly when a repair is still the better buy.

Will a new roof help with my homeowners insurance?

It can. Florida requires insurers to offer discounts or credits for features that resist wind damage, and a new roof built to current code with the right attachment can qualify. Your insurer sets the actual discount, so ask them what documentation they want and we'll provide the permit and photos.

What if the weather turns while the roof is open?

We only strip as much as we can dry in the same day. If a storm builds in the afternoon, the exposed section gets covered with underlayment before the crew leaves, and nothing is left open overnight.

Do you haul away the old roof?

Yes. A dumpster goes in the driveway, the old material goes straight into it, and the yard gets a magnetic sweep for nails at the end of every day.
