Roof Repair in Jacksonville

Roof repair in Jacksonville for leaks, wind-lifted shingles, failed flashing and rusted fasteners, traced to the cause and photographed.

Roofer kneeling on a shingle roof

Roof repair in Jacksonville is mostly detective work. Water rarely comes through the ceiling right below where it gets in. It runs along the deck, follows a rafter or soaks into insulation, and shows up as a stain a few feet away. A repair that only treats the stain will be back after the next long rain, so we spend most of a visit finding the actual entry point.

The leaks we find most often

After years of looking at roofs around the river and the beaches, a handful of causes come up again and again:

  • Pipe boots. The rubber collar around plumbing vents dries out and cracks in the sun, and rain runs straight down the pipe.
  • Flashing at walls and chimneys. Where a roof meets a wall, a chimney or a dormer, the metal flashing and its sealant are the weak point. Once the sealant fails, wind-driven rain gets behind it.
  • Wind-lifted shingles. Strong gusts break the seal strip under a shingle tab. The tab may lie back down and look fine, but water can now get under it.
  • Rusted fasteners on metal roofs. Exposed screws with worn washers, especially near the coast, let water in at every one.
  • Gutters and drip edge. Overflowing gutters back water up under the roof edge and rot the fascia, which looks like a roof leak from inside.
  • Nail pops. Nails that have backed out push up through the shingle above and open a small hole.

How a repair visit goes

We look at the stain inside first, then the attic if there’s access, because that’s where the water trail is easiest to follow. Then we go up and check the area above, the slope around it and every penetration nearby. Everything we find is photographed and dated.

You get a short write-up with the photos, what’s causing the leak, what we recommend, and a written price for the fix. Small repairs are often done the same visit if you approve them on the spot. Larger ones are scheduled once materials are in.

When we’ll tell you not to repair

Not every roof is worth fixing. If the shingles are brittle across the whole roof, if the decking is soft in more than one area, or if the leak is one of several, a repair can cost money and still leave you with water in the house next season. When that’s the situation, we say so, show you the evidence and give you a price for both options. The choice stays yours.

Working around the weather

Summer afternoons in Northeast Florida often bring a storm, and roof repairs don’t mix with lightning. We plan repair work for the morning in the rainy months and never leave an opening uncovered when we pack up. If we can’t finish before the weather turns, the area gets a secure temporary cover until we can come back.

Repairs after a storm

Wind damage needs its own approach, because it’s often spread across the roof rather than in one place. If your leak started after a nor’easter or a tropical storm, our storm damage roof repair page explains how we inspect and document it. If you plan to file a claim, take a look at how we handle roof insurance claims documentation before anything gets repaired.

Keeping a repaired roof healthy

A few habits stretch the life of any roof here: keep gutters clear before the rainy season, trim branches back from the roof line, and have the roof looked at after any storm that brought sustained wind. Small problems found early are inexpensive. The same problem found after a summer of rain usually means wet decking and a bigger bill.

Where we work

Questions homeowners ask

Can you come out the same day for an active leak?

Often, yes. If water is coming through the ceiling we prioritize the visit, put a temporary cover on to stop it, and come back for the permanent repair once we know exactly where it's getting in.

Is a repair worth it on an older roof?

Sometimes. If the problem is one failed boot or a short run of flashing, a repair can buy several more years. If the roof is brittle all over, we'll tell you the repair may not hold and show you why with photos.

Do roof repairs need a permit?

Florida law requires a permit before repairing a building, and local building departments decide how that applies to smaller roof jobs. We check with the department that covers your address before we start and pull the permit where one is required.

Will you match my existing shingles?

We get as close as we can. Shingle colors fade in the sun and lines get discontinued, so an exact match on an older roof isn't always possible. We show you the options before we order.
